The subject lands at Gaurus, Ennis in Co. Clare comprised of 39 ha (96 acres) of zoned lands with a 6.1ha man-made lake as a central feature. A Master Plan of the total site was developed with a detailed planning application submitted for approximately 450 residential units, crèche, retail/commercial centre and serviced sites.

Issues with existing services resulted in the requirement for extensive works outside the site to be undertaken by the Developer including local bridge widening, potable water improvement and upgrades to existing wastewater treatment plant.
